I need some help on Land Trusts in Michigan. Is a Land Trust the only way to do Seller financing in Michigan? I would rather control and hold title if buying property with seller financing rather than doing a Land Trust where the seller remains on title. 

@Pablo Flores you give some great information and perspective. I would agree with everything said. I would never recommend someone buy an STR in Palm Springs just for cash flow. It would have to be more of a longer term investment. The only thing I might challenge is that for the smaller properties in the Coachella, Indio and DHS communities, you definitely could self manage. A smaller 2-3 bedroom home in those communities don't necessarily require the hands-on touch that the higher end properties do. I know a couple of people that are doing find on their own for that kind of product.

There is a Facebook group called Coachella Valley Short Term Rental Owners that I created a while back. If you would be interested in joining Pablo, I think your knowledge and insight would be a huge value to the group!

If you are investing in the Palm Springs, California area you know that we have very few towns that are hospitable towards STRs. Desert Hot Springs, Indio, and La Quinta are some of the select few. La Quinta's short term rental future just got a little brighter as the city is reporting significantly less complaints over the last year (full story link below). Hopefully that is becoming a steady trend!

 In an effort to keep things simple and stay competitive, I would not charge an additional service fee unless the service fee is for a feature that would make your property stand out from others.

After Cathedral City opted to start phasing out existing STRs altogether, it seems that La Quinta was next in line. But Measure A, which was La Quinta's try at phasing out STRs by 2024 was shot down by 308 votes. Financial reasons were a major factor after a report found that the city could lose up to $100 million by 2031 if STRs were banned.

@Solomon Altman well, they just changed it to 26 days! I thought 36 days was tight on profits but I'm not sure how anyone could make money on only 26 days!
