@Michael Kinsella  we are working on a full gut rehab on a duplex we bought this spring. We are hoping to have tenants in place by December.

 I have spoken to a few so far and they say theyre willing to work with me, but need to see the rental history first.

I'm wanting to get into the rental market in Maine but it doesn't seem like its worth it with the selling prices still high mixed with the rental prices for current tenants in those units being low, so I'm open to other options as well.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $30,000
Cash invested: $160,000

This is our current project. We bought the Ice Castle sight unseen and it needs a complete gut rehab. When we are done this duplex will have 2- 4bed/ 1 bath units completely new.

Was meant to be a buy and hold, we had some complications and decided to fix and flip this duplex.

What made you interested in investing in this type of deal?

Cash Flow

How did you find this deal and how did you negotiate it?

Wholesale

How did you finance this deal?

Private lender

How did you add value to the deal?

We refinished all the hardwood floors and updated kitchens and baths. Did a full cosmetic face lift.

What was the outcome?

It was messy but we finally sold it.

Lessons learned? Challenges?

Don't be afraid to call the city and ask questions. Double check that the title company did in fact record the deed.

BRRRR. This was our first BRRRR deal and our first deal using a Private lender. The Private lender helped us purchase and fund the renovations.

What made you interested in investing in this type of deal?

We want cash flow, to try and hit our financially free number!

How did you find this deal and how did you negotiate it?

MLS

How did you finance this deal?

Private lender

How did you add value to the deal?

We completely renovated this 3 unit.

What was the outcome?

We still have this property. Its fully rented and cash flows nicely

Lessons learned? Challenges?

This was an estate sale and we told the sellers we would clean out all the belongings that was left. well 3 dumpsters later we could finally start the renovations!

Single-family residence fix & flip investment.

Purchase price: $60,000
Cash invested: $46,000
Sale price: $148,500

Fix And flip! This gem was about to head to auction and had been vacant for 9 YEARS! we completely redid the bedrooms in the basement and gave a face lift to the rest of the house. It was our first real flip and it defiantly took longer then we had expected!

At the time its was all we could afford

Heloc to purchase and renovations

How did you add value to the deal?

We rehabbed the whole house

What was the outcome?

We sold it and made a nice profit.

Lessons learned? Challenges?

We learned to not do all the work ourselves. By doing everything it took way longer then we wanted.
