[Calc Review] Help me analyze this deal

Hey guys, this is a property in northern Houston. I am practicing using the calculators because I don't quite have the hang of it yet.

This property is a duplex, 3br 1 ba, 2br 1ba and it needs quite a lot of rehab. In plain sight, anywhere between 40-60k. I plan to live in the 2br 1ba while renting out the other half. While the CF is negative, I don't mind too much since that's technically really really cheap rent.

Can I get some advice on how to properly use the calculator (maybe my estimations/expenses are off), what I can do to improve the CF, and if this seems like a good deal?
