Hello everyone, thank you for all the useful posts! I know this is predominantly a place for real estate investors, but I wonder if there are also developers/flippers/etc...

My question is, what tools do you use to evaluate land? Buy, sell, or compare prices? Homes have Zillow, HAR, Realtor...etc. I have had a much harder time finding a centralized place for land.

Any suggestions or ideas as to what tools to use are very much appreciated. Thank you everyone for the help!

Good evening ladies and gents,

Realtors, Contractors, Investors, Lenders, and Learners are welcome! There are BP members hosting BP meetup events around Houston, Pearland (not sure about this one), and the Greater Heights area (contact Dylan Eldred for this one), but I haven't found a regular meetup closer to the west side of Houston. 

I think there's a need for a meetup closer to Katy. I think that Katy is a good central point for those that live in Katy, Cypress, or Memorial to name a few,

The idea is to have a regular meeting on the first Wednesday of every month from 7~9 PM Near I-10 and 99.

Any suggestions about time or place are more than welcome.

I think this is a great idea. There's one in Houston but it's quite a drive from Katy.

I will see if there's another Katy meetup group and if not, we can get something started.

Hi everyone, my name's Christian and I am a recent college grad. My girlfriend is moving next year to Houston and thus my investment strategies in mind are either house hacking with a multi-family or a live and flip.

Post: [Calc Review] Help me analyze this deal

Hey guys, this is a property in northern Houston. I am practicing using the calculators because I don't quite have the hang of it yet.

This property is a duplex, 3br 1 ba, 2br 1ba and it needs quite a lot of rehab. In plain sight, anywhere between 40-60k. I plan to live in the 2br 1ba while renting out the other half. While the CF is negative, I don't mind too much since that's technically really really cheap rent.

Can I get some advice on how to properly use the calculator (maybe my estimations/expenses are off), what I can do to improve the CF, and if this seems like a good deal?

Are there any particular tools you use to keep your numbers organized? A lot of people use QuickBooks for accounting.

What other tools do you use to manage your business?

Any home that has 2-4 units will normally be considered a residentially zoned property. It will only be viewed as commercial say if there was a storefront attached to the bottom of the units and the units were on top, or if it were more than 5 units.

@Kenneth Zavala that's wonderful advice! That's what I think I'll do since multi-family properties just seem way out of my budget and I am scared to take a hard money loan or a giant loan to pay for it as my first investment.
