How did you find this deal and how did you negotiate it?

Bought this duplex in Easton Md off the MLS. Needed zero work, did have to inherit a tenant at 1k a month. However once everything is up to market, this should throw off 2k+ a month of income (3600-4000k gross rents) making this a 25% + Return. All in all a pretty easy deal zero work (Should rent very quickly as of last check their were only Five 2+ beds under 2k a month in a four county radius which is truly insane!) and a 25% return.
