Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $537,500
Cash invested: $2,000

Used my VA entitlement to get this property with 0% down and since I represented myself in the transaction, my commission covered most of my closing costs. Each 2 bed 1 bath unit rents out for $1450. Bringing in a total of $4350 while im living there. Best Buy and Hold to date.

What made you interested in investing in this type of deal?

In a class A area with High rents and High appreciation.

How did you find this deal and how did you negotiate it?

I knew the agent/flipper working on the property.

How did you finance this deal?

Traditional VA Financing

How did you add value to the deal?

Property was turnkey when I bought it.
