Investment Info:

Single-family residence buy & hold investment.

Purchase price: $120,000

We bought this one off a direct mail piece. We've been sending these mailers for a year or so. Typically people call and yell at me but this time two people called wanting to sell. One took our offer and that was this house. It was technically a 3/2 with a non conforming 4th but we'll add an egress window to make it a real 4th bedroom.

What made you interested in investing in this type of deal?

We own 30 in the area

How did you find this deal and how did you negotiate it?

Through a mailer and with the seller in her home

How did you finance this deal?

private money

How did you add value to the deal?

Light rehab and an egress window

What was the outcome?

It's rented already!

Lessons learned? Challenges?

Send more mailers, don't give up
