Good contractors are always hard to find. Cameron Gaskill with Suncoast Renovations is a great resource as he is a contractor and investor himself. He is not the cheapest but you get what you pay for.

I would say to be cautious of areas NE of Reid St due to rougher neighborhoods or more rural parts such as SW of Silver Lake Dr. With that being said, if priced right and you screen your tenants you can have a successful rental in most areas of Palatka.

Hi Aubrey,

We have a couple of rentals in Palatka, and I'm a big fan of that market. It typically has lower acquisition costs than Duval or Clay County, but rents are almost on par.

Hi Ian,

I'm very familiar with that market, and I'm a big fan of it. My mom has a 3/1 with a fenced yard on 10th St, and we received dozens of applications at $1,650. I feel yours is overpriced unless it's smack in the middle of downtown with high-end furnishing. 

Please share the listing so we can provide better feedback.
