3-1 SFH analysis review

Hey, I have been looking around for a place to make my first investiment and I found one that might be it.

Please help me review it.

Here is the listing and here are my numbers (please dont change them).

I am assuming I can get a discount on the listing price, but not sure how much to start offering.

Also, the house needs a new kitchen, needs lots of dry wall repair, need new floors and new AC. I am budgeting around 20k for these repairs, and I plan to bring in contractors once I get in contract, to evaluate everything else.

It isn't the most profitable deal, but it very close to my house, and I can certainly keep an eye on it, maybe manage myself after I learn the ropes with the property management.

My two questions is what else am I missing, as far as cost, and should I offer without an RE agent? I found the house and went looking by myself, I don't see much value added on having an RE agent for this deal.
