Possible first deal in the works

So, I believe I may have stumbled across my first deal.

The house next door to me just came on the market under foreclosure.

Its a 3bd 1ba, 1,646 sq ft SFR. The home is valued at approximately 62k. Asking price is 26k. The only thing it needs is the carport needs fixed (it fell in awhile ago). I want to either buy it, fix the carport and sell for about 54ish, or keep it as a rental @650/month. Sound like a deal to anyone else? Any advice is welcomed as this would be my first venture.
