Investment Info:

Single-family residence buy & hold investment.

Purchase price: $292,000

small, funky property near downtown mc call.

What made you interested in investing in this type of deal?

Love the area. Would eventually like to do a major remodel and do only vacation rental instead of year round.

How did you find this deal and how did you negotiate it?

Through a friend who wanted to unload it for a bigger deal.

Since it was a friend agreement I used his insurance vendor and lease agreement - would definitely do my own homework first. Now I'm in a pickle as I have major repair to make and the tenants need to move out temporarily.
