Purchase price: $262,000
Cash invested: $15,000

According to the Tampa public records, the property at 9252 Fox Sparrow Rd, Tampa, FL 33626 has approximately 1,700 square feet, 3 beds, 2 full and 1 half baths with a lot size of 2,199 square feet. Nearby schools include Deer Park Elementary School, Davidsen Middle School and Sickles High School.

What made you interested in investing in this type of deal?

This townhome was my first home which I kept after purchasing a larger family home.

How did you find this deal and how did you negotiate it?

M/I homes new development

How did you finance this deal?

Conventional Loan

How did you add value to the deal?

Added a lanai, water softener system

What was the outcome?

I have had no problems renting with $500 per month cashflow for the past 2 years.
