Hi BP Community!

I hope this email finds you well, especially my fellow Tampans affected by Hurricane Helene. Do any of you know of or attend regular real estate investing meetups? I have owned a single rental townhome for 6 years which cashflows well and has a good bit of equity, have saved $50k for some dry powder, and am looking for a community to engage with on how do I scale from here quickly. I should have enough funds to make something happen, I just don't have the confidence from experience on how I should execute. I see the need for affordable housing, so I am interested in multifamily or perhaps buying land for building a Boxable community  https://www.boxabl.com/order This recently caught my eye as a could be big opportunity for REI.

What are some ideas you more experienced investors have done to go from 1 to 10 doors?

Who is available for coffee in the next couple of weeks on me?

Best,
Travis

Hi Tyler! My name is Travis and I am also in the Tampa Bay area. I'm new to BP, but have read several of B. Turner/ D. Greene books and have been looking for a real estate partner to work deals with in the area who knows the rehabbing side of the business a little better than me. I own a house in Odessa, own a rental townhome in Westchase, and am looking for what my next move could be. Do I sell my townhome with a 1031 and look for a quadplex? Pull money through a HELOC for down payment? Do I hold both my current properties and put $50k into my next property? Look for an off the market home and BRRRR it? So many ways to go, but I am afraid I'm suffering a little bit of "paralysis from analysis." I have been all alone in navigating this and maybe we can partner and help figure some stuff out together. Let's connect and brainstorm!

Investment Info:

Townhouse buy & hold investment in Tampa.

Purchase price: $262,000
Cash invested: $15,000

According to the Tampa public records, the property at 9252 Fox Sparrow Rd, Tampa, FL 33626 has approximately 1,700 square feet, 3 beds, 2 full and 1 half baths with a lot size of 2,199 square feet. Nearby schools include Deer Park Elementary School, Davidsen Middle School and Sickles High School.

What made you interested in investing in this type of deal?

This townhome was my first home which I kept after purchasing a larger family home.

How did you find this deal and how did you negotiate it?

M/I homes new development

How did you finance this deal?

Conventional Loan

How did you add value to the deal?

Added a lanai, water softener system

What was the outcome?

I have had no problems renting with $500 per month cashflow for the past 2 years.
