@Jonathan Greene Thanks for the food for thought! I can say that it is on the auction list for my county though so that would be the reason for it being cheap and available.

Hey Bigger Pockets! My name is Simon Ribellia and Im an 18 year old from Moses Lake WA. Im trying to buy my first deal and get into real estate! As of right now the price is $1400 and the property is 772 sq ft with a small building and a cell tower on it (which I am going to ask if it still works or not) this is all downtown and in a prime location to be a commercial rental property. Can you think of any questions I should be answering through this process to make sure this is a good deal?

Any Questions are valuable to me I don't know what I don't know! So feel free to throw anything out there!

@Tim Giberson Thanks Tim! I just went and checked out a parcel of land that is in on main street in a smaller outer lying town from the quickly growing (and almost out of room) bigger area I live in. The parcel was by a school, restaurants, and other businesses. It has water and power as well as a cell tower on it and a small building. I'm hoping I can obtain it in auction as it seems that Id be buying in the path of progress. Do you happen to know how to get people to rent land from you so that when I get it it doesn't sit vacant for long?

@Steve Vaughan Also forgot to say thats awesome that you've been doing that for 14 years!!! Do you convert them into rentals after you move out or have you been selling lately?

I for sure want to do the BRRRR method to keep rolling through properties and obtaining rentals but after sitting down I realized my main priority is to move out and House Hacking is the best way for me to do that. I'm currently obtaining a credit card and am going to start building my credit do you have any other advice on how to start (or action I can take) to move forward?
