I would pass and get a tenant with a more traditional job especially if you can get one in the medical field

Both. Start with cash flow until you build a healthy net worth by your definition and then you can look at some appreciation plays

When comparing with the mainland, most if not all places are relatively safe. The fact he doesn't have to commute is a huge advantage. I'd recommend looking for a condo in Makaha. He may be able to find some places in that area online and maybe by visiting the area

@Solomon Morris I did get them to come down on the price and probably could have gotten more but I am doing conventional lending so as restrictions tighten up, I figured I would get under contract. Overall it was a great price. If there is a panic, I think it will be 6 months down the road if not longer.

I agree with @Solomon Morris above. Best option is to see what the cost is to repair the mobile home and move there to save us a good amount of money before moving into a home. You would be moving into a recently repaired mobile home vs moving into a home that may need big repairs down the road and you not having the reserves to do that. Good luck!

Nice! I'm located on Oahu but outside of my primary residence, I've invested only on the mainland for cash flow for the last 5 years or so. I'd like to do a deal on island.

How did you finance the fixer upper? You mind sharing your numbers?
