Looking for Houston Real Estate Agent

I'm trying to connect with a buyers agent/ Realtor that's investor friendly. This would be my first home and it'll be owner occupied initially. I want to BRRRR. I'm planning on dropping my first Realtor because he doesn't like putting in several offers or low offers. Current realtor has also never given any input so I essentially find my own listings and call the sellers agents to get sellers disclosures or follow up with properties. Please mind that this would be my first home. Side note, I've got a Conventional Loan approval 200,000 but him and my current lender say I wouldn't get approved for the fixer ups I find so if you have any other ideas for financing that would be very helpful.
