ADU (Accessory Dwelling Unit) in Salt Lake City, Utah! <3

Hello Utah BP Family! <3

I have a bunch of random thoughts, questions, & scatterbrained ideas regarding building an ADU that I'd love some guidance/feedback on if anyone is willing or has knowledge/expertise on! I've been considering doing this on two of my homes & would love to find out if there are any brave souls who have gone before me!

  • Does anyone know of any people who have successfully navigated building an ADU on their property locally?
  • Also, based on the new regulations (1 of the 2 units must be owner-occupied), how do you think this will impact the home's value? At the end of the day, it's still technically a Single Family Home with an extra unit to help offset expenses, but not a "true" investment property or legal duplex.
  • Does anyone have any ideas on creative ways to finance building this (besides Refi or HELOC)?
  • Does anyone know any reasonably priced Builders they'd recommend?

I plan to go meet with the SLC Zoning/Permitting office to learn all I can, but thought I'd reach out here first. Thank you so much in advance for any and all advice, suggestions, & ideas! :)

Howdy Danielle! 
1.  Branch Design has done several and has a really good looking one on the corner of 500 E and Garfield.
2. My personal opinion of values is that if you're looking to get a predictable return on investment that you would be better off buying a legal duplex. There will certainly be buyers interested in having an ADU but I'm not sure they will be able to pay for the cost the original owner incurred to get the ADU. Since you can't count the income toward a loan, I think their value will be on par with normal sq footage.

3. We know several qualified builders for this type of work. In the current market, I'd estimate $150/ft

Hello Danielle. Did you ever build the ADU in Salt Lake City? With the evolving code from planning and city council I'd like to know if it made it easier for your project. I am beginning to research to do something similar in SLC. Thanks for your feedback.
