I be cautious to walk into a vacant commercial building without a tenant in toe unless you KNOW your getting a screaming deal.

We were UC on an 18K sq ft space, thought we could get 18/ft and during our inspection period we figured $16/ft was more likely. Doesn’t seem like that big of a change until you cap it out and it cost 500k+ of value

Find the tenant first.

My two cents. If you think you can be happy in SLC, then stay. Utilize your local market insight to help guide your decision about where you want to invest your dollars. I’m bullish on SLC and think we will continue to see job and population growth.

In my portfolio I’ve seen the majority of the gains come from appreciation not cash flow. We have been able to roll those gains from SF and small Multi’s into larger multi and commercial. Being in a strong market is similar to be strapped to a rocket!

Thanks for the post Aden. I hope you inspire other people to know that they can start investing at any age. Lots of advice out there but I’ll give you mine.

Learn to live on less than you make. Regardless of how much or little it is, if you master the principle it will help you throughout life.

Read a lot. The smartest people I know read. Audible is a great resource to replace music but i would recommend sitting down with a physical book daily.

I recommend daily meditation. Spend time in silence and envision what you want from life, what you think about will become reality.

Journaling will track your progress, your successes and disappointments. Gets thoughts out of your brain and helps your articulate your ideas.

Master the basic and the rest will take care of itself. Good luck and please feel free to reach out if you’d like to chat.

I’ve had some success wrapping seller finance notes but personally wouldn’t consider seller financing a property i owned outright.

I'd look at selling and 1031'ing into a more passive investment. My Single tenant NNN investments are very passive. Direct ownership will likely outperform holding 1st position paper.

I’d take a serious look at @Jim K. comments.

Sometimes the best investment you can make is in yourself. I’d suggest taking to a self directed custodian to understand your options with that retirement account.

If your considering making a career pivot that extra cash could help provide stability and security for you to break out into your own.

Getting another rental won’t do much for you compared to getting your income UP.

I’m a big believer in local as it seems easier to stay informed on what is happening in an area. You don’t have to go out of your way to get the data, it’s in you’re backyard.

Regardless of where you live a key in starting out is to live on less than you make, then you’ll have the cash to invest. I also believe that deals are created. They come from helping the other side win, being creative and being prepared to Act.
