@Jeff Schechter appreciate your input. It totally makes sense. The rental guarantee is not the specialty of a TK company. Would you mind give me some suggestion how to tell a reliable TK company, especially among those new ones? Thanks!

Hi BiggerPocketers,

I was introduced to a turnkey company called Passive Wealth Builder. I had a call with them and they sounds professional but they are pretty new. Good thing about their offering is 2 year rental guarantee. Anyone worked with them before? Positive feedback?

@John Morgan thanks John, that’s really valuable advice. For those properties you got, do you usually need any repairs? What do you suggest for the gap between asking price and the quotation? My agent got me a deal 5% below the quotation, because the seller has moved out the town. But I guess that is not good enough to go? Btw, do you use the rent estimation to calculate the 1% rule, ‘cause I find it is sometimes not accurate comparing to the rent estimation provide by my realtor? What the rent/quotation rate at least will you still go if the deal doesn’t hit 1%? Sorry for so many questions. I’m still quite new on this. Always hesitate when my realtor is excitied to find me a “great” deal but the deal never hit knowledge learnt from here. Not sure if it is the change of the market or I still don’t work hard enough to find them.

@John Morgan Would you mind sharing what’s an ideal net cash on cash return in north Dallas now? My agent is looking for property for me in north Dallas now. It seems most case are below 3-5%.
