What are the best areas in Kansas City to buy rental homes?

I'm looking to buy an investment property in the Kansas City area for cash flow. I'm looking for something reasonably priced in a good neighborhood that I will be able to get rented quick, and I was wondering if any of you guys had some suggested areas to invest in.

@Michael Stanley There are a lot of good rental areas in Kansas City depending on your criteria. I would recommend staying out of the inner city, urban core. I like most of the suburb areas outside of the 435 loop. Most of the areas from Independence, Raytown, South Kansas City and Grandview can be good. These are all good working class neighborhoods. South Kansas city has a lot of upside with the new Cerner headquarters there. I've been active in KC since 2010 and know it well. Contact me if you need some help.
