Thank you @Joshua Dorkin and @Shawn Thom . I fully intend on following laws regarding the do not call list. To clear the question up I'm referring to my mailings. They receive my letter and when they call and satisfy their curiosity they then ask me to be taken off my mailing list, although this has only happened a couple of times. I was looking to put together a list for two reasons: 1. They asked to be taken off; 2. It saves me money once I've spoken with someone and they've shown no motivation to not mail them again.

I of course take them off my list but after 180 days listsource will no longer suppress those names. Is there any action I would need to take beyond removing them from my list until they show back up? Also, would I be wasting my time by putting together a list of non-motivated people? Just take both off my list until they show back up?

Hey BP,

I've been trying to come up with a good way to keep track of the calls I get that ask me to please take them off of my solicitation list. What is the best method you use to track these? How would I then scrub these names and addresses against any new list I get in the future? On one hand I am an ethical person so I feel that if they ask me to I should do just that for the integrity of my business, however, I have a sales background so I know persistence is key. I have heard that some investors just keep sending anyway. If you don't keep track of Do Not Solicit, do find much success in continuing your campaign to these people?

Update: Just closed my 2nd deal this morning from the same mailing. It was a much smaller one but just learning the ropes I'll take it! I thought it was appropriate that when I was leaving the closing "Whoomp there it is" started playing from Pandora.

@Michael Quarles knows what he's talking about. I use his most popular and simple yellow letters with phone number, no email and they work great.

I'm still pretty new so anyone correct me if I'm wrong but I think it's just your gut feeling on the property. I hardly got any interest in a property this week the first 3 days I was marketing it, definitely no offers. I wasn't sure if there was a market for a 1/1 and it was in a town I didn't know much about the market so I dropped it $5000 and had people all over it today. Ended up getting a contract on it today blind and another willing to pay more and as much as I would like more money I do first to come with a contract and deposit gets it. I now have more buyers begging me to come to them first so although I may have left some money on the table, I have established in my buyers that I bring deals which I think will help me in the future since I'm just starting out. I guess it pays to know your market.

Thank you, I appreciate the congratulations and positive feedback. @Erika Brown I did not have a cash buyer before I put my property under contract. I do agree with @Account Closed that if you have a property at a good price, the buyers will come. Depending on who you talk to, some will say buyers first some will say property first. I definitely see the value of putting together a good buyers list even more now. When I walked the property I made sure to take many pictures. Include photos of repairs needed, and in my case also try to show the good of the house which I failed to do and my buyer stated they almost didn't go to look at the property because the pictures made the house look worse than it was. After I got the contract I took those photos and notes to postlets.com and made a listing which posts them for you to many sites including zillow. I also took the html and pasted it to Craigslist with a headline reading "Investor special" or "Wholesale Deal" something to that effect. I received many calls from buyers. The first few buyers walked away from the property and I started to get discouraged, but then kept plugging away and finally showed it to a couple who made an offer and it worked out after I went back to the seller for another $5,000 off.

Derek, I would just research comps from redfin, trulia, zillow, and realquest is something I may look into paying for in the future. I went to these sites and did my research after they left the address on my vm or I spoke with them and got some info first.

I did not have to assume the mortgage. As far as I know there are no mortgagees who allow that in their contracts, not to say it doesn't happen. Thankfully for me this house was completely paid off, the family inherited it 6 years ago and were tired and over being landlords. You just have to be sure you make your contract assignable.

@Emily Snapp I purchased my list from listsource. I attempted to initially hand write my letters, but after working on them for some time and finding out I was only 20 or so deep, I decided it would be quite the task and pretty time consuming to send them out myself so I sent my list to yellowletters.com and had them send them out for me firstclass. Well worth it! For my calls I set up a google voice account so my sellers could go to my google voicemail. I use that phone number to call them back, and I work directly from the cell # when I work with buyers.
