Contractor did not finish Job - Contract

I have a contractor that did not finish the job on a rehab I am doing for one of my rentals.  I am not going to pay him the final draw of about $5K.  Is there a contract that you generally try to get a contractor to sign to make sure he doesn't put any liens against the property?

@Eric Williams Sit down, right now, and write out all the facts of this interaction. 

Print out any emails or text messages, write down dates of phone calls and what was said, etc.

You need documentation for the potential court case. Get it in writing while it's still fresh in your mind.
