BRRRR Buying With Cash

Hi, In David Greene's book on the BRRRR method he said to buy an investment property with cash. I haven't read the whole book yet but, should I buy with cash or go with a loan when I first start out and why?

@Account Closed You would buy the property with the cash, use the cash for renovations, potentially find a client to rent if you are buying and holding, refinance it when a bank will allow you to, then move on the the next deal

Your downpayment would stay in when you refinance
