Starting Out in Real Estate!! BRRRR

I am an aspiring real estate investor/RN.  I created a plan that I am actively working on, pay off all debt, save, LEARN,LEARN LEARN.

But I want to know how do i go about getting, and completing my first deal? With the BRRRR strategy I am at the 1st 2 steps. I own a home that I bought for $165,000 now appraised at $215,000 . I owe 150,000 on the home and have owned it for 4 years. Id like to buy multi-unit properties, but I just want to know where do i begin to get financing for a deal? Should I refinance my home, and use the savings that I accrue to put down the 20%?

 Thank you for ANY help/advice that BP can give me!
