Question to all the Brrrr Enthusiasts!

New to this community and REI as a whole. I've been very intrigued with the BRRRR method, however after some late night reading through the forums I have a couple questions. So for anyone who is experienced with the BRRRR method:

1: Why is this method so difficult and unreliable now? 

2: What methods of investing are you using instead of the BRRRR method?

Thanks for taking the time to answer some of my questions! Any answer is knowledge in my eyes, which is what I’m looking for before starting to dip my toes in the market.

1: Why is this method so difficult and unreliable now?
What makes it difficult is the increased prices that we saw over the last few years (home and material cost). There's also still more demand then supply in a lot of the markets. Since there's so much demand it drives the prices up to a point where there's not enough margin in the deal. It's definitely do able, just depends on the market. 

2: What methods of investing are you using instead of the BRRRR method?
You could do a buy and hold strategy to build up your portfolio and refinance them when interest rates go down. Short-term and mid-term rentals are also good avenues to look at.
