Don't see much value add for solar panels. Landscaping doesn't add value either. It will help the appraiser know that the property has been taken care of but not a value add. Most of the value add will be in the interior.

When the work is complete and they've been paid in full. A lien waiver is similar to a receipt and can prevent a mechanic's lien from being filed.

    You'll want to reach out and check. They'll for sure need a new appraisal to verify the ARV.

    Doesn't seem unreasonable if you're OOS. They're a referral from a trusted local contact and have good reviews. I'm sure you'll be able to find it for less but will the quality of work be the same? You might waste more time and money trying to save a few hundred dollars. You can focus that time and energy on finding another property and growing your portfolio.
