Cash buy from seller

Howdy again, I have an opportunity to pay cash to a seller without any financing- bank or seller. What do I need for the transaction? Attorney? Title agency? (But don't worry, it's not a too-good-to-be-true deal. There's a lien on the property, it's rehab, and the seller just wants to be done because he doesn't have the cash needed.)
