What is your experience with chatbots?

I'm a REALTOR/Investor in DFW looking for a DIY, turnkey or custom built chatbot for my Businesses FB page. I have several ways I'm able to take down deals, whether its MLS, wholesale, short sale, owner finance, etc.

Would you suggest a robust chatbot to get detailed information about your lead and the situation or should I K.I.S.S and just follow up?
