Most LLC formed per capita in Texas. Investors know about Grayson Country. I really like Johnson County.

I'm a REALTOR/Investor in DFW looking for a DIY, turnkey or custom built chatbot for my Businesses FB page. I have several ways I'm able to take down deals, whether its MLS, wholesale, short sale, owner finance, etc.

Would you suggest a robust chatbot to get detailed information about your lead and the situation or should I K.I.S.S and just follow up?

Great turnkey product. I've come from 0-60 with my tech knowledge with there add on classes. Just know that it is turnkey and a lot of Investors and Realtors are using it.  They do suggest that you customize at least 25% of it and be unique.

I think it’s impatience. Not trusting the numbers and trying to make every deal work. In hind side, I got luck with my first few deal. If I failed in the first few deals, I don’t think I would be here. Stay in, stay humble, learn from your mistakes. You are not a real estate investor, until you lose money!

I’ve heard from a CPA that the cost of accounting for the OZ, is not worth it, unless your a big time investor. Also the tax break is not as large as first thought.

I’d ask an expert.

After 180+ posts, this is a hot topic and my points may have been maid. This should be a sign to investors. Wages don’t support rents for many, living in large cities (supply and demand). Rent control isn’t good for anyone, especially investors. Look for opportunities to invest in quality, low income housing. This serves a need, it’s profitable and may prevent rent control from coming to your City.

As a REALTOR/Investor that works with investor. I’m looking for deals that have equity built in. When I run the numbers, most deals are upside down or break even. A lot of investors are solely looking for appreciation, and that’s fine, but not for my investors.

How and where are you finding good deals in DFW?

I’ve had success outside of DFW, but I’d like find deals closer to home.
