@Chuck Roberson I have since moved on from the system, but not due to the cost, but finding a new software that works better for me. I found the vacants in REWW were touch and go, however, this is due to the local records that REWW uses and not a problem within REWW. Given REWW's current price (ouch!), in my opinion, you could spend your money much better on other software that is just a good (I pay $99 per month) and instead use that cash on INBOUND leads vs OUTBOUND leads. That's where the gold lies, IMO.

I just wanted to add that I spoke with Christy Banks from F&G about the program and she answered some of our questions regarding how it works. We have chosen to hold off at this time due to timing and wanting to move our debt around a bit so that the process will be more efficient when we do decide to join. Its important to realize that your financial house must be in order for things to move quickly relating to the available credit cards you can receive and utilize for your business. I do think I've learned a great deal however, concerning how business credit is viewed vs personal credit, how having your LLC, S-Corp or Sole Proprietorship set up correctly with its name and exactly what your describe the business function to be, and also just how important your ability or as in this case, F&G's ability to know exactly what the underwriters are thinking and want to hear in order to greatly increase your funds. I have a feeling I will be using them to increase my funds soon, however, I do still have concerns of how this works long term and what exactly occurs when the 0% runs out and you need another 0% option. Are we constantly canceling cards with these companies? If we are, will they still lend to us another credit card in the future? I feel this is only a short term solution and that the end game and the gold standard must be private money.

@Maurice Colbert Yeah they sound overall pretty fair...I was just wondering about a few things. Could you speak a little more on the Corporate Funding since its non recourse credit and how that could benefit someone like us investors.

So I've spent the better part of a day reading this entire thread. Some good. Some bad. Some questions.

1) How does F&G go about getting permission to even negotiate on your behalf? Is it like adding a spouse to be on the account too?

2) I still don't see how they provide that much service on the building credit cards side, when a person could just do a little research themselves on how to get business cc and put their info in on the site. What makes them unique? Is it merely a speed and knowledge issue?

 I have since last month, cancelled my membership to the system. I upgraded to the basic version of the SMART suite and it was very touch and go with the leads. The FMSN system focuses mainly on vacants and much of the time, by the time I got the lead skip traced, it was no longer vacant. I didn't get into the FCBN system due to having no properties that I wanted to flip at the time. Pretty much all the phone numbers associated with the leads were incorrect, but the system was designed to use their in house mailer to send letters to the sellers, which I didn't have the budget for at the time. The total price per month for me was $150, which included Find Motivated Sellers, Find Cash Buyers and Find Private Lenders. I fully believe Kent is a stand up guy and his system works for many people, however, I have found more success in contacting my Tax and Code Enforcement offices for my leads. Also, contacting my local probate court and communicating with Probate Attorneys, is my next step to access more suitable motivated sellers. In most cases, using software like Kent's or Listsource is for the more advanced investor who has exhausted these other methods. Good luck and hope this info helps.

REOs are not assignable. You need to find vacants, put up bandit signs that advertise you buy houses cash, and call FSBOs. Forget foreclosures and REOs.

Just wanted to add an update to this thread. I have purchased both FMSN and FCBN systems and they are fantastic! If you want great leads and a step up to help your Real Estate business launch quickly and effectively, I highly suggest Kent's system. I am hoping to upgrade to his S.M.A.R.T. suite in the next few months.

@Chris Purcell You would be the first to say that #1. #2 If you think I'm wasting your time finding you exactly what you want and only sending it to you instead of some huge list of other investors, then by all means, talk to someone else. #3 Our system works damn fine for us and our buyers, who are over joyed when we call with a specific property.
