EDDM or Targeted List?

First my goal is to attract more business to our team. We want more listings and realize that buyers will come with more listings we have for sale. 

Our town has an average DOM of 133 days over the last 6 months. Our average is 15.5 days over the same time frame. I want to capitalize on this for people interested in selling their home but also show buyers that we are the go-to agents in our town. 

So…

So is EDDM the answer to getting into every door? Homeowners and renters "soon to be buyers". We only have 1241 doors in our area. 

Or should I target a list of homeowners and expired listings? I'll pay more for postage but be sure to get infront of those that can sell. Then rely on signs and other marketing to attract buyers. This would be about 200-300 doors if I combined both an expired listings list and a demographic list. 

Thoughts?
