I am going to start managing my own investment property and after doing a little reasearch online, I found Avail. 

My plan is to hire a property management agency to get me my tenants and then I'll take over. 

Any suggestions for a user friendly and robust online software to manage rent payments and day to day management with tenants?

Hey Juan - I use an app called Innago. Free and gets the job done especially if you're just starting out. Has worked great for me to this point.
