@Stephanie Walker thanks for the suggestion. I've looked at Stessa and although it has good reviews, I don't see why it is more expensive than Avail.

I am going to start managing my own investment property and after doing a little reasearch online, I found Avail. 

My plan is to hire a property management agency to get me my tenants and then I'll take over. 

Any suggestions for a user friendly and robust online software to manage rent payments and day to day management with tenants?
