How a software engineer can help the community? Share any thoughts or problems

I'm a software developer. I've built different mobile and web applications.  Recently, I've begun investing in real estate and want to contribute to the community. I can build any app if it is useful for us. Any ideas about what it could be?

For example (I'm not sure that they are useful):
1. AI Real Estate Investing Assistant. Allows users to ask questions and receive answers instantly based on comprehensive internet data
2. Landlord CRM System. Helps landlords record incidents in a single CRM without needing direct communication with tenants.
3. AI Rental Agent. When looking to rent a property, this AI agent communicates with hundreds of landlords and schedules viewings for you
