Curious why Rental App service would nee your property deed uploaded

I was looking into a rental app company marketed on BP and discovered they wanted me to upload my property deed.  Immediately, I had a sense of concern because of all the "deed theft" you hear about.  There are many other ways to verify the correct property aligns with the correct tenant  correct?  Or am I being overly concerned? just curious what others think.
