I was looking into a rental app company marketed on BP and discovered they wanted me to upload my property deed.  Immediately, I had a sense of concern because of all the "deed theft" you hear about.  There are many other ways to verify the correct property aligns with the correct tenant  correct?  Or am I being overly concerned? just curious what others think.

Total closing costs (including underwriting) with zero points (and totaled directly from the ALTA) =  3,379.63

Again, that was higher than our typical closing costs - at our preferred closing attorney, it would have been under 3k.

Hello 

I am under contract for a property in mobile al and currently have my primary residence in oregon.  The lender I was originally working with ( and originally  was looking for a property in OR) is only licensed in Oregon.  This led me to a quick scramble to find another lender.  I asked the agent local in AL for a  recommendation.  He worked on all my paper work in a timely manner, but now see the CLOSING costs and they are shocking.  Are there experts out there that can advise me?  we own our primary residence in OR.  the property we are buying is $160,000 conventional, 30 yr with 20% down@ 7.25 rate and closing costs $9542. points 3.364% ( $4387), underwriting $995 and taxes $169. per month.   I can deal with the higher rates, but he is claiming I cant get around the 3.364% points?  this will be a long term rental for family member going to school; advice would be appreciated.

Thank you Lisa.  We learned a big lesson.  The engineer is coming tomorrow and we are hopeful for good news that everything is up to par and they will approve signing off.

BTW, we are moving out your way..technically Hillsboro but defined as upper Laurel.  I'm loving the views, but ready to get this house into the new owners hands:).

We are in the middle of selling our home that we have been renovating/remodeling.  We had multiple walls taken out and had hired a structural engineer to draw plans.  now, 3 years later, we have learned that our contractor did not pull necessary permits.  We were shocked, but moving forward to get them per protocol to sell, we learned the engineer stamp has expired and will need to come back out to reassess.  Our contractor now wants no part of it and we are not only fearful of what it may do to the pending sale, but the possible costs.

we can not really afford to waste time or money on who's responsibility was it to pull the permits.  However, I would like to know for my own peace of mind;  was the contractor legally supposed to pull the permits ? I'm so confused by the double talk I found.  Any clear direction?  I think it is state specific.
