Paid and free Marketing strategies for new Real estate investor

Hello All, 

I tried to look for answers before posting this marketing question . 

for the background: As a new investor who has done 1-2 deals and has a W-2 job. Long term plan is to be a full-time REI in rentals and flips.

I have created Facebook, LinkedIn, and Instagram business page for my real estate business. Also has a website using the Carrot site. Every now and then I have posted on different platforms.

Looking for inputs: to market myself as a real estate investor instead of just a W2 job

to attract prospective motivated sellers and prospective private money lenders.

ASK: So the question is what strategies to use and how to implement them either free or paid ideas to market to the targeted audiences?
