Propstream vs Privy

Hi all, 

I’m looking at signing up with Propstream or Privy to help find and compare investment properties. Can anyone provide me with their recommendations on which tool is better?

    Hi Ted, what did you end up going with? Been seeing a lot of videos on YouTube about privy. Seems extremely reliable and you have a 30 day trial period. Seems worth it to me.

    I personally love Propstream's search criteria to create scenario-based searches (i.e. Out of state "tired landlords" of SFH /or Failed MLS status that are vacant and non-owner occupied). The out-of-the-box "Quick list" filters are nice as well. Also, finding comps is a breeze.

    Haven't heard of Privy until now, but 30 days free definitely deserves a trial.

    Hi everyone, i m new pro member still looking to land my first deal but i would like to connect with any investor in Florida, i m in Naples, Fl. or in Southwest Florida etc. And I will be glad to assist if there is any meetup in the area, i am also a licensed Real Estate agent. THANKS.

    @Chris Seveney as a Note investor (I'm not sure if you originate or purchase notes) is Propstream a great way to identify real estate investors/ capital investors (ie: private money)?  Or do you use it to make high-level analysis of property values?  Just want to see what other uses that it has for a fellow private lender in Florida.

    I've used both. From my experience:

    - Propstream has more detailed and complete information and better for finding off market deals.

    - Privvy is easier for seeing investor activity in the area and seeing the before/after of flips (how much they bought and sold it for)

     Im team Propstream, but Ive never used Privy. Ive been seeing it a lot lately. With a 30 day trial I would say at least give it a try and see what you think. Propstream only offers a 7 day trial.

    As an investor, I presume that your versions don't give you access to MLS sale price data? Has that been problematic for you due to Texas being a non-disclosure state?

    I spoke with a sales rep from the Propstream team and they said that their sale price estimates (for non MLS users) are usually within 1% accuracy, but they didn't provide any way to verify that claim. I'm really curious to hear about your experience with them.

    I have used Propstream for several years and i will try Privy we shall see. I will post here once I know more. if anyone else has experiece can you please share.

     How do you find off market deals on Propstream?  How do you find expired listings?

     How do you find off market deals on Propstream?  How do you find expired listings?

     There are filters in Propstream that allow you to look through expired listings

    Deciding between Propstream and Privy depends on your needs. Propstream offers more detailed property information and is great for finding off-market opportunities, but it's pricier and has a steeper learning curve. Privy, with a simpler interface, is good for beginners and on-market deals at a lower cost but provides less detailed data and fewer search options. If you're experienced and want in-depth features, Propstream might suit you, while beginners or budget-conscious folks might prefer Privy. Choose based on your investment goals – Propstream for off-market or Privy for on-market deals. Try their free trials to see which works better for you.

    I have Propstream but have found that their data is stale, specifically for last sales and properties listed as in foreclosure that no longer are.  Looking for an alternative.

     From experience, I can assure you it is not that accurate

     I am on privy because of the arv selection is solid but now we have free pellego.com

    I work at a medium-sized wholesaling company and comp off-market deals 24/7, so I can speak for Propstream as a non MLS User with 3 years of experience on the platform.

    Propstream is great and has a lot of good data in almost every state (If not every). However I will say i've noticed massive inaccuracies for non-disclosure states such as Texas & Indiana (Where we've picked up deals recently). Definitely a flaw to be very cautious about. If it's your only trusted source, you'll often have massive fluctuations in your perceived ARV compared to the actual ARV. The comparables are sometimes off by $50,000+ versus what they actually sold for.

    I've used Privy and Propwire.  Paid the annual price for Privy and Propwire is free.  Overall I prefer Propwire - info is more accurate, tabs at the top are very user friendly - it's easy to find owner info etc.  Website overall is smooth and intuitive.  I've found Privy to be extremely cumbersome and clunky to use.  Site runs very slow, information is not current and search functions are set in such a way that you have to constantly clear search terms, or change criteria to have it pull what you want - this is especially frustrating in the comps section where - for no reason - you have to open the settings and select "all" for it to pull in comps.  No idea why this happens.  Some days it runs faster than others but overall it feels like it's still in beta phase or not ready for widespread use. Propstream was too expensive for me, but for my needs and for any new investors I would say Propwire is excellent - and FREE.

    Hi Estrella,  did you post a Privy vs Propstream comparison.  Would appreciation hearing your thoughts on the two services especially in finding expired listings.  Thank you !
