This is sort of a Brandon Turner related question- but I am sure David is in the know and that the topic may be of interest to others.  

I have heard Brandon has a property he bought for his daughter to have when she becomes an adult- and he is currently keeping the cash flow but it ultimately will go to her.  How is this structured?  

I have two year old daughter and am interested to hear if there is a unique way to set this up.  Is it actually in the child's name?  Is there any tax savings or risks to be aware of in setting this up.  Or is this just a theoretical way to gift an asset, but on paper it remains in the parent (grandparent/ gifter's) name?
