I personally love Propstream's search criteria to create scenario-based searches (i.e. Out of state "tired landlords" of SFH /or Failed MLS status that are vacant and non-owner occupied). The out-of-the-box "Quick list" filters are nice as well. Also, finding comps is a breeze.

Haven't heard of Privy until now, but 30 days free definitely deserves a trial.
