Portfolio Tracking Software

I have been keeping up with all my rentals with spreadsheets and I am starting to outgrow it. I have set up quickbooks to run my flipping business. But it doesn't look like quickbooks can give me everything I want as far as metrics. 

I am looking for a software to help manage my portfolio. I want one that will keep up with my profit or loss for each of my properties and will give me an snapshot of my overall portfolio with ROI and IRR. I would like it to be able to track it by the amount left in a deal not just purchase price if possible. Also, would be great if I can categorize my expenses and track cost based on vacancy, maintenance, cap x, etc...

Any recommendations would be very much appreciated.

    I've used buildium to track my portfolio over the past 6 years.  It is directed at a property management company.  It sounds as if you are looking for something more directed to a owner/operator that will give you more insight like return on Equity, etc.   I'm searching for the same thing.  Buildium is not the answer to your question.  

    I've been looking carefully at Stessa, which is free.  It has very cool reports and looks to provide answers to the types of questions you're raising. 

    A few shortfalls of Tessa:

    * Doesn't' accept CC payments from tenants (not a huge issue, but still an issue)

    * Does not appear to have method to originate check payments through their interface to vendors.  

    * Does not have any clear method of connecting or even smoothly importing from Buildium to Stessa.  I'm no expert so, this could be incorrect conclusion on my part.

    Still looking for a viable solution to give me a solution to both manage the property manager tasks of my business as well as give me feedback on how I'm doing as an investor in my properties.
