I got doorhangers on there way! Need Advice on how to target the right area

Hey Bigger Pockets,

I have 3000 door hangers that advertise "We Buy Houses" I would love feedback on what tools anyone has used in the past to target the right neighborhoods. The advice I have gotten so far was find the area with the most foreclosures and the newest homes. If this is the case how do you find which area has the most foreclosures. Appreciate the feedback.
