Best book for negotiations

I was wondering what the best book for negotiating is in BPs opinion. We are trying to do what is best for the potential seller but we are also trying to get the lowest sales price as possible which can make it tough to negotiate on some properties. What are your thoughts on this? Thank you for the input

I think negotiating is all about honesty and caring enough about the other person to craft a win-win.
