I am starting a marketing campaign tailored to estate sales. I believe that someone just passed away and the home is going to be shortly sold after that. 

I am not too familiar with probates and how they work. Can I purchase a home before it goes to probate or if it is in a trust does it have to go to probate court?

Personally my long term goal is to be able to create a life of financial freedom and having freedom of time which means creating as much cash flow as possible. I also think the Detroit area has some great cash flow opportunities.

I was wondering what the best book for negotiating is in BPs opinion. We are trying to do what is best for the potential seller but we are also trying to get the lowest sales price as possible which can make it tough to negotiate on some properties. What are your thoughts on this? Thank you for the input
