yes redream247, most do. There aren't bird dogging services out there they are people you find that want to make extra money and you train them to find leads. They bring you potential deals and then you close the deal and make all the money and pay them a small fee anywhere from $250 to $1000. Successful wholesalers will look at any deal or lead source its all a numbers game you need to be making hundreds of offers and whether that lead comes from your marketing, a bird dog, a realtor or even another wholesaler if you can make money you do the deal. No bird dogs don't do anything but bring you a lead they usually don't even talk to the sellers in some cases. I'm not sure what you want me to elaborate on its really that simple. If your having a hard time finding motivated sellers then there is only one thing your just not marketing or doing enough marketing. Deals aren't just going to fall in your lap you have to be getting tons of calls each month. It usually takes 25 calls to find a pretty good deal. You need to be utilizing many strategies of marketing. Everything from bandit signs, bird dogs, direct mail and so on and lots and lots of it.
