Just a couple of ideas off the top of my head: 

Getting to Yes: Negotiating Agreement Without Giving In (by Fisher and Ury) . It is more about negotiation in general, anything from a transaction to labor to treaty. A hugely popular book. Some tips are applicable to real estate and many other contexts. 

Tips and Traps For Negotiating Real Estate (by Robert Irwin). I read many of the books by this prolific author in the 1990s (most are variations on a similar theme but found them readable and especially good for newbies in REI). Maybe a decent starter to the concept applied to REI.

Probably get a used or older edition of either or both for a buck--or free at the library.
