Anyone Know of Anyone Teaching Sales Skills For Wholesalers?

I know that there are literally tons of guru's, and what not out there.  Many teach similar things... bandit signs, yellow letters, websites, etc.  

I've tried "Googling" this, but does anyone know of any guru out there who teaches Sales Skills for Real Estate Investors?  

What I mean by this is the "what do you say when x happens" kind of training?  Objection handling, closing techniques, etc...  Does anyone know?
