Need Suggestions on Ft. Worth Area

Hello Everyone, 

I am a new investor from Los Angeles, CA looking to move to the Ft. Worth area in the next year. I recently sold my condo here and I gained some equity which I plan to invest in one or hopefully at least two properties out there. I wanted to get some feedback from anyone that lives or invests in Keller, Watauga, North Richland Hills and Roanoke area. It looks to me that these cities have good possibilities maybe not much cashflow but I may be wrong. I am currently looking for 3/2 for rental purposes since I am not sure when exactly I would be able to move and I do not want to wait long to invest. I would like to get cash flow but looking at the prices I would be ok if its not too much for now. It seems that Watauga and North Richland Hills are cheaper than Keller it might be the school district but that is why I need some feedback :-) Any suggestions, on locations near those cities would be great. Also, if I move there and you have any suggestions on cities that are good to own a personal home it would be appreciated.

@Maylisse Matos, welcome to BP and to the Fort Worth area.    I live in NRH right near the limits where it converges w/ Colleyville, Southlake, and Keller.    My neighborhood includes both Keller and Birdville ISD, but the new houses in it (Birdville ISD) are selling @ $175 per sf.    We're in Birdville ISD, and could not be happier w/ Porter Elementary, where my son is in first grade and my wife works (she started volunteering, and they offered her a job as a TA).   I believe it's rated exemplary; the key is that you have to investigate particular schools, not districts.

IMO, the better places for cash flow in the area are the southern part of NRH (zip 76180 mostly), Hurst, Watauga (watch closely for foundation issues), Richland Hills, and Haltom City.   To live in, Southlake, Colleyville, Keller, Grapevine, 76182 in NRH, and Westlake if you have the $$$.    Hurst, Euless, and Bedford also have some good areas, though we're lacking in inventory and the market is very competitive.
