Anybody Familiar With Owner/Seller Financing for MF Deals

Hi BP Community,

I'd like to ask if anybody here is familiar or has done a seller/owner financing multifamily deal recently, and if so how did you find it? I have heard from other investors that they actively seek out brokers who are familiar with these type of acquisitions but I've had no luck finding anybody. Anyhow, I'm looking to invest into multifamily properties in central Texas.

I would appreciate any and all information.

Deals in Central Texas are hard enough to find in the first place, but exacerbating your challenge is the fact that Texas markets are flooded with cash buyers.   If you find deal w/ seller financing, it's probably b/c all the sophisticated cash buyers wouldn't bite.   Yes, there could be the rare instance where a seller wants to spread out their capital gain, but most of those investors opt for 1031 exchanges instead.
