May I ask if you find it fair, to increase the rent of tentants, after the owner changed. 

I just bought my first property, and i would like to keep the tenants inside, as they told me, he always pays rent in time. 

I am planning to increase the rent for about 17% or would that be to much? He's living inside the apartment for about 4 years now and would extend for at least another 3 year contract.

I almost closed my first deal, but it all went different then expected. 

When i found the 2Br/1Ba, that would give me a 7% return on investment, i met the Real Estate Agent to make an offer on that property. He got offendet by my approach to make an offer and told me, i am not in the position to bargain. 
The Seller ask for 80K and i can make him an offer for 70k, he would probably accept, but i shouldn't bother anyones time to make lower offers and deal like on a souk!!

I was so shocked by those words, i run the numbers again, and if i would rise the rent, i would still have muy 7% return. So i made the offer, left a 2k check and the seller accepted a week after. 

I am still upset about it but i am glad, that i found this deal anyway!


@Cassidy Farnsworth: If you find the right deal, then don't wait but go for it! 

I am so excited about my first deal that i went out, to find my next one, evenso i don't have any money for the down payment!!

Hello, 

i might be wrong here, as i actually don't live in the States but in Italy.  

I just wanted to share my first almost closed Deal on a Real Estate Property. 

I found a 2BR/1Ba but when i calculate my return investment of 7% and set myself an max. limit, i was overwhelmed by the approach of the Agent.  Basically he made the offer for me and told me, i am not in the position to bargain about the price!!

He told me that if i want my 7% return, i can simply rise the rent of the currently renter, that will remain with a 3 year contract in the property. As i run my numbers again, i actually signed a offer contract and left a 2k check with it. 

The Seller accepted my offer and the bank finally accepted my "pre-contract" after 90 Days. 

I am still upset about this Agent but i am sure i made still a got deal with this apartment. 

I Would like to hear about you experiences with Agencies. 

As well i am really curious to hear if anyone is actually living in Europe or has any Real Estate Properties in Europe.
